PURCHASE

Our fees include:

  • All administration work associated with registering you as a client.
  • Time spent investigating legal title for the property, planning and building regulations history.
  • Time spent advising you on searches and submitting the same.
  • Time spent checking and approving the draft contract and raising enquiries of your seller’s lawyer.
  • Time spent reviewing and providing advice on legal issues raised by your surveyor.
  • Time spent reporting to you on the legal title, planning and building regulations history, searches and other legal matters affecting the property.
  • Time spent in reporting to you on your mortgage offer (if any) and arranging for you to sign the relevant documentation.
  • Time spent arranging for you to sign the Contract and any associated Land Registry documents.
  • Time spent exchanging contracts and completing your purchase, paying Stamp Duty Land Tax and completing Land Registry requirements

Additional charges could apply if:

  • Your seller doesn’t legally own all of the land they are trying to sell
  • The property has a solar/photovoltaic system
  • If you are buying part only of a land registry title
  • If the property is subject (or will be subject) to an overage
  • If the seller does not have “title absolute” for the property
  • If the property is not registered at the Land Registry
  • If the property does not have all necessary access rights
  • If the property has been substantially altered in the last 12 months without the relevant consents (planning/building regulations/listed building consent/restrictive covenant consent)
  • If you need a bespoke legal insurance policy
  • If someone is gifting you money
  • If completion is delayed once exchange has taken place.

SALE

Our fees include:

  • All administration work involved in registering you as a client
  • All administration work involved in registering your new matter;
  • Our time in preparing the draft contract package for your buyer’s solicitor;
  • Our time spent reviewing additional enquiries raised by your buyer’s solicitor;
  • Our time spent answering enquiries raised by your buyer’s solicitor and liaising with you in respect of those we cannot answer;
  • Our time spent discussing and agreeing the contractual terms with you and your buyer’s lawyer;
  • Our time spent arranging for you to sign the Contract, Transfer Deed and any other Land Registry or share transfer forms;
  • Our time spent exchanging contracts.
  • Our time spent in completing your sale and forwarding deeds and documents to your buyer’s lawyer;
  • Our time spent redeeming your existing mortgage (if any).

Additional charges could apply if:

  • You do not legally own all of the property and land you are hoping to sell
  • You are selling part only of the land you own
  • If your property is not registered at the Land Registry
  • If you have a solar/photovoltaic system
  • If you do not have Title Absolute
  • If you do not have all necessary access rights
  • If you need a bespoke legal insurance policy
  • If completion is delayed once exchange has taken place.
